These trails allow residents to enjoy walking, running, cycling, and even bird watching \u2014 all in a natural environment, often accessed right out their front door.<\/span><\/em> <br><br><strong>Please <a href=\"https:\/\/markflinttrails.com\/?page_id=58\">contact me<\/a> if you&#8217;re interested in having trails built on your private or HOA community property. <\/strong><\/p>\n\n\n\n<p>I have designed trails for communities before homes were built, as well as designed and built trails in open spaces for existing developments. A recent trail system I built was for <a href=\"https:\/\/markflinttrails.com\/?p=1275\">Viewpoint HOA.<\/a><\/p>\n\n\n\n<p>In response to requests from residents in my own community, I went to work just as the pandemic was spreading to the United States. Within a few weeks, I had built several trails that connected two communities and linked to washes, giving residents the ability to walk on natural surface paths and washes for miles, all in their neighborhood.<\/p>\n\n\n\n<p>A growing trend is the investment in trails by homeowners associations (<em>HOAs<\/em>) an organization that makes and enforces rules for condominiums and townhouses, and planned communities. <em>HOAs<\/em> often provide services that are typically otherwise unavailable, such as streetlights, trash collection, and recreational amenities like trails.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"alignleft size-full is-resized\"><a href=\"http:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/Charlies-trail-3-2.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"450\" height=\"339\" src=\"http:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/Charlies-trail-3-2.jpg\" alt=\"\" class=\"wp-image-1349\" style=\"width:282px;height:auto\" srcset=\"https:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/Charlies-trail-3-2.jpg 450w, https:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/Charlies-trail-3-2-300x226.jpg 300w\" sizes=\"auto, (max-width: 450px) 100vw, 450px\" \/><\/a><\/figure>\n<\/div>\n\n\n<p><\/p>\n\n\n\n<p>Many communities have significant potential to benefit from a well-planned and constructed trail network on common open space. Those benefits include:<\/p>\n\n\n\n<p><strong>Increased property values.<\/strong> Numerous studies confirm that trails increase property values. Along a popular trail in Austin, Texas, a study revealed that the home price values increased from 6 to 20%.<\/p>\n\n\n\n<p><strong>A Family-Friendly Activity.<\/strong> Walking is something family members can do to relieve stress and improve health together, and a neighborhood trail system adds the benefits of convenience and no admission fees.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"alignright size-full is-resized\"><a href=\"http:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/HOA2.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"250\" height=\"188\" src=\"http:\/\/markflinttrails.com\/wp-content\/uploads\/2025\/01\/HOA2.jpg\" alt=\"\" class=\"wp-image-1297\" style=\"width:166px;height:auto\"\/><\/a><\/figure>\n<\/div>\n\n\n<p><strong style=\"font-size: 15.2015px;\"><\/strong><\/p>\n\n\n\n<p><span style=\"font-size: 15.2015px;\"><b>&nbsp;<\/b><\/span><\/p>\n\n\n\n<p><strong>Increased Fire Protection.<\/strong> Trails provide a natural fire line, and can stop small fires from spreading. Trails in community open spaces also can reveal where vegetation controls may be needed to bring them up to Firewise standards, and make vegetated areas more accessible for vegetation control.<\/p>\n\n\n\n<p><strong>Resource Protection.<\/strong> Professionally designed and constructed trails can provide ways for people to enjoy their neighborhood with minimal disturbance to animal habitat, and without creating erosion.
